AUCKLAND, NEW ZEALAND: $12.7m profit underpins 7 per cent annual investor distribution and new loan facility.
Senior Trust Retirement Village Income Generator Limited (STIG) has published its Annual Report for the year ended 31 March 2025, reporting a profit of $12.7 million, a result which enabled gross investor distributions of $12.57 million, equivalent to a seven per cent pre-tax annual return.
The audited results also confirm that the company repaid all bank debt during the year, held $11 million in cash reserves at balance date, and increased total equity to $198 million.
Executive Director John Jackson said Senior Trust Retirement Village Income Generator Limited has once again delivered a strong operating result, while fully repaying bank debt and maintaining a stable share price.
“Our disciplined approach to secured lending means we are able to support the growth of high-quality senior living communities across New Zealand. With the country facing an ageing population and a projected shortfall of retirement village units, we are confident our strategy continues to create value for investors while meeting community needs,” Mr Jackson said.
A portfolio of villages
At year end, STIG’s loan facility limit was $250.6 million across a diversified portfolio of retirement living communities. Notable loans included:
- The Hill, Pukekohe (Sanderson Group): a new loan facility supporting development of a premium retirement village tailored for modern living.
- The Botanic, Orewa: a large-scale, master-planned retirement community offering high-quality residences, wellness facilities, and landscaped amenities.
- Orewa Sands: delivery of the first apartment stage, with community facilities constructed early to promote engagement and wellbeing.
- Quail Ridge Country Club: ongoing expansion under experienced operator Neville Brummer.
These investments complement Senior Trust’s long-standing partnerships with established and capable operators, reflecting its commitment to backing experienced providers in the sector.
Sector outlook and demand dynamics
New Zealand’s senior living sector is underpinned by demographic trends. The population aged 65 and over is forecast to grow significantly, with the 85-plus age group increasing even faster. JLL’s latest Retirement Villages Market Review projects a nationwide shortfall of nearly 8,400 retirement units by 2033 unless development activity accelerates.
Mr Jackson said these dynamics underscored the importance of STIG’s specialist role.
“The demand for new, well-designed senior living communities is ongoing. Our role is to provide capital to trusted operators so they can deliver communities where senior New Zealanders want to live. This approach generates income for investors while contributing to a nationwide housing challenge,” he said.
Commitment to investor care and transparency
Alongside its lending activity, STIG has invested in initiatives designed to improve the investor experience. The online Investor Portal provides secure, 24-hour access to investment information, reflecting the company’s commitment to transparency and investor engagement.
The company has also lodged an updated Product Disclosure Statement (PDS) to reflect operational changes made during the year. The revised PDS provides comprehensive and up-to-date information and should be considered alongside STIG’s long-term performance record.
Strategy and returns
The company’s focus remains on preserving shareholder capital, maintaining a $1.00 share price, and generating distributions through secured lending to the senior living sector. Its approach is based on due diligence, active loan monitoring, and close operator relationships.
Mr Jackson said these principles will continue to guide the company’s lending strategy.
“STIG’s disciplined approach allows us to support the growth of villages that respond to the needs of older New Zealanders, while delivering returns to investors.”
