Founded by the creators of August Home, Doma is establishing a new paradigm for smart living by integrating intelligence directly into doors and windows, shifting the focus from fragmented devices to unified, foundational systems.
The concept of the smart home, long characterized by a disjointed collection of third party gadgets, is poised for a significant structural overhaul with the launch of Doma Intelligent Doors and Doma Intelligent Windows. Doma, positioning itself as the core “intelligence layer” for the home, has introduced products that embed always on robotics and sensor technology directly into fundamental architectural elements. This move, executed in collaboration with leading door and window manufacturers, signals a fundamental shift away from after market devices toward fully integrated, enduring home intelligence.
The Vision: Intelligence as a Utility
Doma’s co founders, Jason Johnson and Yves Behar, are not new to the smart home space, having previously created the market leading smart lock brand, August Home, which was sold to Yale in 2018. Their new venture, Doma, seeks to resolve the limitations of the previous generation of smart devices, which often suffered from reliability issues and system fragmentation. Their mission is to elevate intelligence to the same foundational status as electricity or plumbing, making it an invisible yet integral part of the home’s infrastructure.
Johnson, Doma’s co founder and CEO, articulated this vision by stating that embedding intelligence into beautifully crafted doors from the world’s best manufacturers creates a home experience that is both enduring and magical. By starting with doors and windows, Doma is constructing what they term the brain and nervous system of the intelligent home, capable of supporting the rhythms of daily life, including health and safety. The goal is to transform a collection of connected devices into an intelligent environment that intuitively supports its occupants.
The New Generation of Smart Doors and Windows
Doma Intelligent Doors, created with launch partners including Kolbe Windows & Doors, GlassCraft, MasterGrain, Doors & More, and others, transcend their traditional function as passive entryways. By embedding Doma Intelligence software and advanced sensor technology directly into the core structure, these doors become active, aware, and responsive parts of the home.
A key integrated feature is Doma WelcomeDrive, a whisper quiet, motorized opener and closer that authenticates the homeowner and automatically opens and securely closes the door upon their approach. This system, which provides the ultimate convenience for hands full scenarios, is enabled by embedded security and identity sensors, including advanced radar, motion, and facial recognition technology, coupled with an electronic, high security multipoint door lock.
Crucially, Doma’s hardware and sensors are built invisibly into the door’s core, maintaining the architectural integrity of the wood, fiberglass, or metal finishes. The system is hardwired for continuous, reliable operation, eliminating the need for batteries, bridges, or visible components. This hardwired approach is essential for longevity and ensures continuous functionality regardless of weather or power outages. Furthermore, all Doma components support the Matter standard, ensuring maximum compatibility with existing and future home systems such as Apple Home, Google Home, Amazon Alexa, and Savant.
Echoing the sophisticated door technology, Doma Intelligent Windows will feature motorized opening and closing, electronic lock and unlock capabilities, and integrated air quality sensors. The system uses indoor and outdoor radar sensing to monitor occupancy and security, allowing the windows to open and close based on air quality metrics, HVAC system integration, and occupant behavior. This capability promises not only energy savings through intelligent temperature management but also a comprehensive system for maintaining superior indoor air quality.
Integration and Availability
The partnership strategy is built upon a foundation of craft and innovation. Manufacturers like Kolbe Windows & Doors bring decades of expertise in architectural quality and design innovation, offering homeowners custom design options pre configured with Doma Intelligence. Jeff DeLonay, President of Kolbe Windows & Doors, emphasized the synergy, stating that the door is where architecture meets technology, transforming a traditional element into an elegant, responsive experience.
Doma enabled doors are slated for availability through partner manufacturers, dealers, and home builders starting in Summer 2026. The initial pricing is expected to be equivalent to the cost of a premium entry door, hardware, and electronics purchased separately. Doma enabled windows will follow in the Fall of 2026, with over a dozen manufacturers currently in various stages of collaboration with Doma Home. The company is creating made to order systems, blending the established craftsmanship of its manufacturing partners with the pioneering innovation of its embedded intelligence and robotics. Doma’s launch marks a meaningful step toward a future where smart living is not an add on, but an innate, seamless characteristic of residential architecture.
